We are currently seeking an
HVAC Technician/Mechanic
to provide in order of importance, safety, comfort, and efficiency at the buildings for which the management team holds responsibility for.


HVAC Technician/Mechanic - Buffalo, NY




Responsibilities:


Participate in the administrative functions related to the engineering department. This includes, but is not limited to:


Compliance with all federal, state and local codes and regulations.

Participate in cross-training to minimize specialization and assure adequate back-up capabilities for all areas of expertise.

Strive to maximize productivity and minimize lost work time.

Assist in the upward reporting on budgets, energy accounting, and productivity.

Participate in the property accounting procedures including the accurate completion of purchase orders, receiving reports, and service acknowledgments and the use of three competitive bids for all projects exceeding client`s guidelines.

Recommend, justify, develop and coordinate installation of projects that enhance the value of the client`s assets.

Participate in training of the team in the fundamentals of energy management and environmental sustainability.





Safety




Perform all activities such that all work is undertaken with complete regard for personal safety.

Participate in emergency response procedures training and technical training programs including the Hazard Communication Program and other team safety programs.

Recommend measures to reduce or eliminate fire, safety, and environmental hazards.

Cooperate with police, fire and civil defense authorities with regard to problems affecting the buildings.

Participate in fire drills and emergency procedures.





Tenant Services




Perform and/or direct the performance of all tenant service requests in a timely fashion.

Communicate with the Property Services Representative in reference to tenant service request work.

Insure that work performed in tenant space is accomplished with a minimum of disruption and is followed by adequate cleanup.





Preventative Maintenance




Help formulate and implement the preventative maintenance program for the building.

Carry out scheduled preventative maintenance with minimum disruption of building services.

Inspect physical conditions of buildings and equipment at least monthly.

Complete work orders for repairs and requisitions for replacement of equipment, as necessary.

Perform and oversee tests of building systems.

Record equipment readings, settings and status changes and noteworthy operating occurrences in appropriate logbooks.

Record test procedures and results, numerical and graphical data, and makes recommendations for changes in operations or test method.

Participate in the input of preventative maintenance information with the Property Services Representative, Facilities Coordinator or the rest of the Engineering Staff.

Review status of preventative maintenance work with Chief Engineer on a weekly basis.

Report deficiencies and plan of action to solve problems to Chief Engineer immediately following inspection.

Identify equipment that may require replacement or reconditioning resulting in the need for client`s capital





Technical Competence



Develop a complete knowledge of all building machinery, equipment and systems such that:


Engineering policies related to machinery and system operation, vendor and contractor relations, vertical transportation systems, and centrifugal chiller maintenance are implemented.

Understand the engineering design and operational aspects of each building system.

Immediately recognize system shortcomings when they occur.

Tenant satisfaction with system performance is consistently high.

Familiar with system operation alternatives and contingency plans in the event that failure occurs.

Participate in experimentation with building systems to yield a more energy efficient or comfortable building.

Monitor the allocation of building resources to various base building and tenant needs.

Maintain efficient use of energy in operating each building system by using sound energy management practices in the documented daily sequence of operations.

Identify low cost/no cost energy conservation program.

Implement environmental sustainability initiatives.





Inventory Control




Assure the availability of an adequate operating inventory of tools and supplies.

Help to develop sources for stock materials such as water treatment chemicals, filters, ceiling tiles, paint, electrical, and plumbing supplies.

Evaluate suppliers on regular basis with regard to quality and competitive pricing.

Prepare and submit purchase order requests to Chief Engineer.

Verify the accuracy of deliveries for count, pricing, and description.

Periodically check tool and instrument inventory.

Help create purchasing specifications and bid packages.





Quality Control




Monitor the quality and pricing of maintenance work performed by outside contractors.

Help to competitively bids and prepares all MEP service contracts to ensure high quality and cost effective services.

Assure the timely performance of maintenance contract work on elevators, radio communications equipment, fire alarm systems, HVAC equipment and control systems, including all devices associated with the building management system (BMS) or controls, emergency generator, etc.

Insure the fulfillment of equipment warranty obligations by the original installer.

Secure equipment manuals and drawings from original installers and/or contractors.

Work closely with general contractors and design engineers to incorporate automated systems with construction plan.




Requirements:




Chief or First Class Engineer license is a plus.

Possess knowledge of building HVAC, electrical, plumbing, automation, and life safety/fire protection systems.

Understanding of building related codes and standards.

Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Ability to read, analyze, and interpret technical procedures, or governmental regulations and codes.

Possess the ability to write routine reports and correspondence.

Effectively present information and respond to questions from groups of managers, the clients, tenants, and the general public.

Ability to add and subtract two digit numbers and to multiply and divide with 10`s and 100`s and perform these operations using units of American money and weight measurement, volume, and distance.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Compute rate, ratio, and percent and to draw and interpret bar graphs.

Calculate figures and amounts such as discounts, proportions, percentages, area, circumference, and volume.

Apply concepts of basic algebra and geometry.

Ability to define problems, collect data, establish facts, and draw valid conclusions.

Interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Use drawings, specifications, shop math and various measuring or testing instruments.

Working knowledge or the capability of developing proficient knowledge of Microsoft Word, Microsoft Excel, Lotus Notes and Microsoft Access and any other software packages recommended by JLL.

Ability to work flexible hours which may exceed 8 hours in a day, 5 days or 40 hours in a week.

Respond to emergency calls 24 hours a day, 7 days a week, 365 days per year.

Interact professionally with tenants and contractors.

Some knowledge of a variety of manual trades such as carpentry, electromechanical repair, etc.

Ability to read and understand drawings, specifications, and various measuring and testing devices.

Must be available to be on-call when needed to respond to emergency situations.
